e opened in 2009 with a single thesis: the residential construction industry had a quality problem that no one was willing to name out loud. Timelines were fiction. Budgets were estimates that contractors had no intention of honoring. The "design" in design-build usually meant someone's brother-in-law had an opinion.
Vance & Co. was built around a different idea. Every project has a fixed-scope contract. Every timeline has a daily accountability log. Every material decision comes with a documented alternative and a price difference. Our clients know exactly what they're getting before the first nail is pulled.
We are selective. We take on approximately 18 projects per year, which means we are never overextended, never shuffling crews between sites, never treating your home as a low-priority job. When you hire Vance & Co., you are one of eighteen families we are responsible to that year. That is the relationship.
We don't give ranges and hope for the best. Every engagement begins with a detailed scope document. Price changes only when the scope changes — and only with written client approval.
Our design team works in the same building as our build team. When design and construction are siloed, problems are discovered on-site. We find them on paper, before anything costs money to fix.
Every client receives a daily progress photo and written summary. Not weekly. Not "we'll call you if there's an issue." Daily. Because it's your home and you deserve to know what's happening in it.
Every project comes with a 2-year comprehensive warranty on workmanship. Not the industry-standard 1-year. Not a warranty that requires six phone calls to activate. Two years, in writing, starting at final walkthrough.
Drag the handle on any project to reveal the before. Every transformation shown was delivered on-time and within the fixed-scope contract.
Complete kitchen demolition and rebuild in a 1962 Bird Rock single-family home. Original layout had separated the kitchen from the living area by a load-bearing wall — structural removal opened the full ground floor to an open-plan configuration. Custom white oak cabinetry, honed Calacatta marble, and Lacanche range.
Full gut renovation of a 1978 Del Mar Shores property. Every surface replaced. Structural reconfiguration removed three interior walls to create a single open-plan main floor. New mechanicals throughout — HVAC, electrical panel upgrade to 400A, full replumb in PEX. Exterior redone in board-formed concrete and cedar.
Primary bathroom transformation in a Prospect Street residence. The original 1990s bath was replaced with a full spa-style suite — steam shower with 24×48 Porcelain slabs, freestanding soaking tub with floor-mounted tub filler, custom floating vanity in smoked walnut, and radiant floor heat throughout. Plumbing entirely relocated.
From single-room renovations to complete ground-up custom builds. Every service is delivered under the same fixed-scope contract and daily accountability standard.
Complete demolition and rebuild of existing residential structures. Every system replaced — structural, mechanical, electrical, plumbing. The result is a home that performs and looks like new construction in a location that's already yours.
Ground-up custom construction on client-owned lots. We manage architecture, engineering, permitting, and construction as a single integrated team. No gap between what was designed and what was built.
Premium single-room transformations. We do not offer budget kitchen remodels. Our kitchen and bath work begins at $85K and reflects the same material and execution standards as our full renovations.
Accessory dwelling units, garage conversions, and structural additions. San Diego's ADU regulations are complex — we handle permitting, structural engineering, and utility coordination in-house.
Covered outdoor kitchens, pool surrounds, hardscaping, and landscape integration. In San Diego's climate, outdoor living spaces are year-round rooms — we design and build them that way.
A 30-minute call with our project director to understand your scope, timeline, and budget range. We will tell you immediately if your project is a fit for us and if our typical cost range aligns with your expectations. We don't waste your time with a site visit if the numbers won't work.
Our design-build team visits the property, documents existing conditions, and develops a detailed written scope of work. This document drives everything — design decisions, material selections, subcontractor bids, timeline. It takes 2–3 weeks to produce properly and it is not a shortcut we take.
You receive a single document with the complete scope, a line-item budget with no ranges, a day-by-day project schedule, and the terms of the 2-year workmanship warranty. You sign one contract. You don't hear "unforeseen conditions" as a reason to increase costs unless something genuinely unforeseen happens — and we define what that means in writing.
Work begins on the contracted start date. Every day, your project manager sends a photo report and written summary of completed work, next day's activities, and any open items requiring your input. You are never waiting for a call back. You are never wondering what's happening in your home.
Every project ends with a joint walkthrough with your project director. A punch list is generated, resolved within 10 business days, and signed off by you. Your 2-year warranty begins at your signature. Our service team remains reachable by direct phone line — not a ticketing system, not an email queue.
We don't collect Google reviews. We collect referrals. Every project below came through a client who'd worked with us before. A few chose to share their experience in writing.
The daily photo reports were something I didn't know I needed until I had them. We were living in a rental during the renovation and the reports made us feel like we were on the job every day. Not once did we feel out of the loop.
We had a contractor before Vance who gave us a "range" and then hit the top of it immediately. Vance gave us a number and hit it. The Bird Rock kitchen came in at exactly the contract price. I have told everyone I know.
The fixed-scope contract was the thing that made my wife say yes. She had real anxiety about renovation horror stories. We read every line, we understood every number, and then we signed it. The project went exactly as described. Exactly.
We take on approximately 18 projects per year. If you're planning a renovation or custom build in San Diego, the conversation starts with a 30-minute call. No obligation. No sales pitch. Just an honest assessment of whether we're the right fit.
